Statement of natural and technological risks (ERNT)

The statement of natural and technological risks ERNT is a mandatory survey since 1st June 2006. It applies to all types of real estate transactions. It is also required in the case of rentals, regardless of the type: empty, furnished, seasonal, professional, commercial, etc. In this case, it is valid for the entire term of the rental agreement and its renewal.

The ERNT lists the natural (earthquake, flood, drought, etc.) and technological (industrial, chemical, etc.) risks to which the property is exposed. It is based on the information transmitted by the departmental prefect to the Mayor of the commune in which the property is located.

The absence of this document can result in the following ::

  • in the case of a real estate sale: a reduced price or cancellation of the sale
  • in the case of a rental: a reduction in rent
